Daily headlines are packed with stories about the foreclosure market.  In keeping with our motto - “Supreme Service Always”, Supreme Manor Real Estate Services (SMS) was compelled to explore methods to assist current owners and establish a relationship with lenders to prevent foreclosure or help to reduce stress for all parties involved.  As a result lenders and pre-foreclosure clients began seeking our services to assist eliminate foreclosure or dispose of lender real estate inventory or potential inventory.

We have incorporated a process that bridges the gap between the current owner, current property occupants, potential new owners and the lender. Working with a Realtor® who knows the process is very beneficial for all those involved, including investors and first-time-home-buyers. 

Our system is comprised of three easy stages

1.    Brokers Price Opinion (BPO):  We encourage lenders to contact SMS before it returns to their inventory. During Stage 1 we will evaluate the property, take photos, gather pertinent information on the property and comparable properties and prepare a BPO.  We also will provide BPO’s for home owners, attorney’s, and courts that require a price opinion in order to determine value for modification and negotiation, we will also do both interior and exterior BPO’s

2.    Pre-Foreclosure:  During Stage 2, SMS will contact the current owner or listing agent to assist with finding a buyer for the property prior to its return to the lenders inventory.  If SMS is contacted by the current owner, and it makes financial sense, we will contact the lender and negotiate a workout plan to help the current owner avoid foreclosure and stay in their home. We may refer owners to lenders who are able to refinance them and avoid foreclosure.  We will also refer tenants to our Rent-To -Own Division to assist them find new housing.

3.    Foreclosed Real Estate Owned (REO):  During Stage 3, SMS will maintain, make recommendations on how to sell quickly and list the REO for the bank with a marketing plan developed exclusively for the property.

   SMS REO Division specializes in the re-marketing of REO(real estate owned) properties on behalf of Mortgage Banks, Asset Managers, and Loan Servicing Companies.  We also assist when homes are in pre-foreclosure status with our specialized Short Sale Package, and finding a qualified buyer for affected property.  We then monitor the real estate process and transaction thereby proctecting the interest of the lien holder. 

   The REO Division has the support of a proven network of industry specialist to assist in the post foreclosure process.  Through this network, we are able to provide contractors for the prupose of securing, winterizing, and maintaining a foreclosed home; protecting the property value.
